Aadhaar link a must from now

The move is to curb the growing number of irregularities in property registrations across the State

The linking of Aadhaar to property registrations will come into effect from Monday. This system has been made mandatory to curb increasing cases of impersonation in registration of land.
Under the new rule, the prospective buyers and sellers will have to produce their Aadhaar card number before registration of all kinds of properties including agricultural land, housing plots and flats in all 141 sub registrar offices. However, NRIs have been exempted from this rule. The decision of linking property registration with Aadhaar has been taken following increasing cases of property disputes during registrations at sub registrar offices in the State.

Telangana Stamps and Registration DIG G Madhusudhan Reddy told The Hans India that government had brought this new rule to curb increasing cases of impersonation of registration which posed a big threat to realty business in the State particularly in Hyderabad and Ranga Reddy districts where property transactions account for more than 70 per cent of the total registrations in the State.

The department has found that many buyers are not coming forward when they find multiple registration of a single property. As result, property transactions came to a halt and the government lost revenue in crores in the last two years.

Under the new system, the local authority will find the ownership status of every property which is being sold, during registration through online and all documents will be linked with the unique Aadhaar number.

Arrangements have already been made to exchange personal data of every buyer and seller from UIDAI (Unique Identification Authority of India) by the Registration Department. The new system will permanently curb impersonation of the property sales and documents, according to officials.

Once all details of the property owner are interlinked with Aadhaar number, the traditional practice of signing two witnesses on the sale deeds during registration would be scrapped, the official added. At present, it is mandatory that two witnesses have to sign the title deeds before registration.
